THE MASTER BEDROOM
Located at the rear of our Villa, the fully carpeted Master Bedroom with ceiling fan has an upgraded Queen size bed installed with units and soft lighting on either side, a walk-in wardrobe, triple dresser, mirror and a luxury en-suite bathroom (shower) facilities. A 19 inch Cable TV is supplied in the Bedroom plus a telephone. No 2 BEDROOM This 10 x 10 ft fully carpeted Bedroom with ceiling fan has two single beds, a fitted wardrobe, a drawer chest with soft lighting thereon. Cable TV is supplied to the Bedroom. Bathroom (bath/shower) facilities located in-between Bedrooms 2 & 3 offer semi en-suite facilities to visitors. No 3 BEDROOM This south-easterly facing 10 x 10 ft fully carpeted Bedroom with ceiling fan has a three-quarters size bed, a fitted wardrobe and a four drawer chest. Cable TV is supplied to the Bedroom. Bathroom (bath/shower) facilities located in between Bedrooms 2 & 3 offer semi en-suite facilities to visitors. |

Living Areas
The substantial Lounge area, with its tall ceiling to provide a light airy atmosphere, is tastefully furnished for the comfort of visitors with a queen sleeper sofa, loveseat, cocktail table, floral and artwork and rug on the tiled floor that leads from the foyer and front entrance door to the patio doors that open onto the covered lanai and pool deck. A 25 inch colour Cable TV services also a Playstation 2 unit, and a DVD player. |

Kitchen / Dining
The tiled kitchen area – with telephone facility - comprises wall units and drawers that provide the home with a wide range of kitchen utensils, including an electric cooker, dishwasher, microwave oven, refrigerator (18.6 cu ft), electric coffee maker, toaster, blender, pots and pans, electric kettle and dish towels/cloths. An ironing board, 3.3 cu ft oversize capacity Washer and a 7 cu ft Dryer are also provided.
The Nook – overlooking and providing access to the Pool Area via a patio door – comprises a dining table complete with placemats and 6 dining chairs. |

Swimming Pool
The private and heated 12 x 24 foot outdoor swimming pool, with extended deck area and Dome enclosure screen, is located to the rear of the property to maximise privacy. The depth of the pool ranges from 3 ft to 5 ft with 400 watt incandescent (underwater) lighting. A pool alarm provides an audible warning of persons entering the pool area. |

Ava Dream Villa – fully air conditioned - is located at Lake Wilson Preserve near Davenport (five minutes from Junction 58 of Interstate 4), within a picturesque and small exclusive Mediterranean style enclave of luxurious villas.
Disney Theme Parks less than 15 minutes, SeaWorld 20 minutes and Universal Studios 25 minutes ! For golf enthusiasts, only 5 minutes away is Champions Gate Golf Club - home to two unique 18-hole championship courses that remain in tournament-playing condition plus over 20 other full size golf courses within a 20 mile radius of our villa. Just 5 minutes away there are comprehensive shopping facilities including Publix supermarket, banks, gas station, drug store and eating places etc - so convenient for all your needs whilst on vacation ! Downtown Disney with Planet Hollywood,cinemas, shops and the fabulous Cirque de Soleil as well as popular eating and shopping areas on Highway 192, including a Super Wallmart in close proximity International Drive - only a 20 minute drive to access many more restaurants, discount shopping,Wet & Wild, entertainment outlets and nearby the new Millenia Shopping Mall |

Changeover Details
STANDARD RATES & CONDITIONS (2008)
Low Season £315 per week Mid Season £350 per week High Season £385 per week Special Discounts available for Advanced and Late Bookings - also, the longer you stay, the cheaper it can become ! All prices are inclusive of Tax. Bookings can commence from any day - minimum period is usually 5 nights. SNOWBIRD OFFER For the period 1 January to 30 April 2008 inclusive, our villa is available for rental at US$2,250 (£1300) per calendar month inclusive of all utilities, cleaning and taxes (but excluding pool heating) - further price negotiation possible if periods in excess of one month are required ! OTHER INFORMATION This is a strict No-Smoking villa and pets are not permitted on the premises. Pool heating is an optional extra - £90 ($150) per week inclusive of Tax which must be paid in advance - for periods of less than 7 days, a reduced fee will be levied. Standard cleaning charges are included in stays of 7 nights or more. For bookings of less than 7 nights, an additional Cleaning Charge of £42 ($75)inclusive of Tax is payable. Payment conditions are 20% of the total Rental Cost due must be received at the time of the booking – the balance is due to be paid in full (and any cheque etc cleared) at least 30 days prior to arrival. A security deposit ($300/£200) is required at Check In time which is from 4pm - a credit card will be accepted by our Management Company, Contempo Florida Holidays. Check-out Time is 10am. |

Cleaning charges included but surcharge for stays of less than 5 nights (Minimum stay 5 nights). A STRICT No Smoking Policy is operated at the Villa and no Pets permitted on the premises. Refundable Security Deposit - £200 / $300. We take much pride in our villa to ensure that the highest standards are maintained. AMENITIES Easy access from Orlando International/Sandford Airports as well as from Highway 192 and Interstate 4 1,798 square feet of luxury accommodation Air conditioning in all rooms, with ceiling fans in all bedrooms for extra comfort All bed linen and towels provided and ample wardrobe and storage space for visitors Hairdryers provided - just bring some clothes and a toothbrush !!! Playstation 2 and DVD facilities in the lounge area to keep the children (and many adults!) happy Managed locally to high standards by Contempo Florida Holidays Limited on behalf of the Owners, with on-site management at hand to help resolve any problems All our Guests have been highly delighted with our villa. |
