General Description
Fabulous spacious villa with private south west facing pool, fully air conditioned/heated and equipped for your comfort and fun, offering peace and tranquility and only 15 minutes to Disney. |

Bedrooms / Bathrooms
The accommodation consists of a master bedroom with king size bed, master-suite bathroom and large patio doors exiting to the pool area and one double bedroom with queen size bed and en-suite bathroom with exit to the pool area. Both king and queen suites are ideal for couples who like to wake up to an early morning swim without disturbing anyone else in the home or for returning directly to your suite after late night swims or drinks around the pool while the children are safely asleep in bed. Each of the two twin bedrooms has two single beds and a shared bathroom to provide perfect accommodation for younger guests.
No need to worry about the children, while you enjoy that swim, you can monitor their rooms with our home intercom and music distribution system which is also complete with CD player and AM/FM radio and has a sub-station in every bedroom and on the lanai. If you have no young children the system can be used to play CD`s or listen to the radio in any room. |

Living Areas
Spacious, family room and breakfast nook with wonderful views over the pool and conservation area. The family room has a 42" HD Plasma TV with High Definition digital cable and DVD player.
Comfortable living room is excellent for relaxation and also has sliding door to lanai and pool area and views directly over the conservation area. With a view to entertaining both our young and young at heart guests we have converted our garage into a fun filled games room complete with table football and pool/air hockey tables, electronic dart board and cable TV with Sony Playstation 2. |

Kitchen / Dining
Fully equipped, open plan, kitchen overlooking the family room and breakfast nook with views right out to the pool and conservation area beyond.
Formal dining room with seating for 6. Table can be extended to seat 8. |

Swimming Pool
The screened, south west facing pool, is 28ft by 14ft with a spa.
Solar heating is provided free of charge, while extra heating is available at $16 per day when required, which is generally late November to early March. |

Outside
The screened pool, which is 28ft by 14ft with a spa at the far end, looks wonderful at night with the underwater lights on. It was completely resurfaced and retiled in May 2006. To provide the very best surface possible we chose an Aquaguard coating which is one of the smoothest surfaces available and ensures that swim suits do not suffer from the numerous snags caused by many common surfaces. Solar heating is provided free of charge, while extra heating is available at £10 per day when required, which is generally late November to early March.
The pool and deck areas, which are not overlooked by any other pool in the area, are equipped with sun loungers, chairs, table and trolley for enjoying the Florida sunshine. The large lanai area is just perfect for dining and relaxing. The lanai roof provides refreshing shade from the sunlight and is an excellent place for al fresco cooking on the gas barbecue provided. The entire deck and lanai area were also resurfaced in May 2006 with a lovely non-slip coating. |

Location
The fabulous views over the conservation area coupled with the incredible peace and tranquillity make this the perfect place to relax. Soak up the sun on the pool deck while the water gently trickles from the spa into the sparkling pool below. Settle down in the shade under the lanai with a good book or just watch the birds and small animals in their natural habitat. In these wonderful surroundings it is difficult to imagine that Disneyworld is so close that you can hear the fireworks at night. Unspoilt natural Florida plus Disney only 15 minutes away is simply paradise for all ages. |
