General Description
3 Bedroom single story villa with private pool in an ideal location. Champions gate golf resort is a few minutes away and just 15 minutes to Disney. All bookings include free worldwide phone calls, free gas barbecue, use of PC with wifi broadband internet connection, Sony playstation2, and so;ar pool heating. |

Bedrooms / Bathrooms
The master bedroom has a queen size bed, Cable TV with DVD, an en-suite bathroom, a ceiling fan, radio alarm and a hairdryer and there is plenty of storage space. The second bedroom has a queen sized bed, cable TV, a ceiling fan, radio alarm and hairdryer and is next to the family bathroom. The third room has twin beds, cable TV, ceiling fan, hairdryer and Sony playstation which will play DVD`s & CD`s not just games. This bedroom also adjoins the family bathroom. |

Living Areas
The living room is fully carpetted and has large comfy sofas, a big screen cable TV with hundreds of channels and a DVD surround sound system. The system will also play Cd`s and has all the local radio stations tuned in. We provide a small selection of DVD`s, CD`s and books and there is a hire shop nearby for the latest movies. |

Kitchen / Dining
The Kitchen has a large Fridge/Freezer with an icemaker, a range with a ceramic top, dishwasher, waste disposal, microwave oven, blender, coffee maker, steamer, toaster and of course, with the owners being english a kettle and a teapot. There are plenty of utensils and crockery for 8 people. The table extends to seat 8 comfortably and there is also the option to eat out by the pool, especially if like BBQ food. |

Swimming Pool
The pool faces south west and has a large pooldeck & Lanai, so you can choose to sit in the sun or the shade. The pool has a seating area at either end and is fitted with Spa therapy jets, the depth of the pool ranges from 3 to 6 feet. The neighbouring properties are fenced and the pool is not overlooked. There is an open view across a pond behind the house and the sunsets are often spectacular. We`ve chosen higher quality deep padded furniture for extra comfort on those long lazy days. The pool has solar heating at no charge and additional electric heating which is charged at $20 (£11) per day |

Outside
The plots at Sunridge woods are larger than average and there is a large open lawn at the front of the house with a double garage and space to park at least four cars on the drive. At the back of the house the properties are fenced and there is a view across a pond. The gas barbecue is on a small paved area just outside the screen next to the pool deck. |

Location
Sunridge Woods is a safe peaceful community which will give you a real feeling of living the Florida lifestyle. The nearest golf course is a 2 minute drive away and there are dozens more to choose from within a 20 minute radius. Disney world is a 15 minute drive and with easy access to the I4 interstate it puts all of Central Florida`s attractions within easy reach. Both coasts are a little over an hour away. You can fish in the local lake or try one of the larger lakes nearby. |

Changeover Details
Changeover is flexible. To book we require a deposit of $250 or £150 which will be converted into a refundable security deposit on payment of the final balance, which will be due 8 weeks before your arrival date. |
