Welcome to our holiday vacation home in Orlando , Florida “ The Sunshine State “.
If you are looking for that “ home from home “ feeling along with spacious living areas and a professionally designed interior then we are sure that our Florida vacation home in Orlando will be perfect for you. Upon arrival we are sure you will be amazed at the standard of luxury , quality and comfort that awaits you .
Our brand new executive Orlando vacation villa has 5 bedrooms , 4 bathrooms and is located on the new and totally exclusive secure gated comunity of Marbella vacation home resort.
Our vacation villa is perfectly located close to I4 ensuring easy access to Walt Disney World , Universal studios , Seaworld etc making it an ideal base and location for family holiday of a lifetime.
Just imagine after a hard day at the theme parks you will be home at the villa within minutes to kick off your shoes ( or trainers ) nice cold drink in hand an relax and unwind in the sunshine , and dont forget to make the most of our fantastic 30 x 15 ft pool with raised spa and jacuzi , ah ! what could be better.
Marbella vacation home resort will reature many on site and exclusive features such as a clubhouse with health spa , fitness centre , steam room with sauna , internet cafe , cinema , childrens water feature and floodlit tennis courts , ( all coming summer/autumn 2008 ).
The villa interior has been professionaly designed and furnished to the highest standards , but not forgeting to give our guests that space and comfort factor they require and with 2500 sq ft of living and sleeping space , we are sure that our most discerning guests will be able to find there own little “ chill out spot “ to maybe read a book or relax and do there own thing !!.

For keen shopping enthusiasts all the designer shopping malls are a very short ride away enabeling you to stock up on all the latest fashion items at a fraction of the normal prices. Also for your daily shopping requirements supermarket giants Wall – Mart and Publix superstores are both within a 3 minute journey from the villa.
For the full safety and comfort of all our guests there is no smoking and no pets allowed within the holiday rental villa ,

Bedrooms / Bathrooms
the villa has 5 bedrooms and 3.5 bathrooms , the king en-suite master bedroom is downstairs as is a seperate w.c , upstairs there are a further 4 bedrooms and 2 bathrooms , one is a queen en-suite master , another is a queen bedroom and there are 2 twin rooms each with 2 single beds in each room ,1 is a Disney theme room with a certain mouse in mind , all bedrooms have tv`s and cable tv and all rooms have walk in closets , the master bedroom downstairs has the use of a safe to store our guests valuables

there are 2 living areas , one formal with lovely 3 and 2 seater leather sofas , dining table , coffee table , side tables with lamps, the second living room has super comfy 3 and 2 seater sofas , coffee table , side tables and lamps , 42 inch plasma tv ( with cable tv ) this living room overlooks the pool / spa area .

our kitchen area is fully equipped with all the major appliances , i.e., dishwasher , microwave , cooker , stove , refrigerator , toaster , blender , coffee maker , there is also a breakfast bar with barstools and a breakfast table and chairs ( the nook ) also ample utensils for all our guests .

outside the villa is a lovely garden with shrubs and flowers to the front , the pool and screened area to the rear , the villa is not directly overlooked and is at the bottom of a quite cul-de-sac .

our villa is located on marbella resort at davenport , set among beautifull orange groves for peace and tranquility but yet close enough to interstate 4 to give easy access to all of the areas attractions

Changeover Details
Terms and conditions.
Bookings of less than one week are by agreement only.
Dicounts are available for bookings of 21 days or longer .
Bookings are held for 3 working days until receipt of deposit of £150 / $305 per weeek.
The final balance plus a security deposit of £250 / $508 is due 10 weeks prior to arrival , the security deposit is fully refundable , pending an inspection from our management company .
Pool and spa heating ( recommended from october – april ) is an additional optional cost of £ 15 per day / £105 per week / $ 210 per week
Bookings of 6 days or less incur a cleaning surcharge of £50 / $102 .
Written notice of cancallation is required ( not by e-mail ) it is the signitorys resposibility to ensure cancellation comfirmation is received .
Cancellations not less than 10 weeks = loss of deposit .
Cancellations less than 10 weeks = full balance of the final invoice.
The maximum capacity that our villa is licensed for is 12 , eveyone occupying the villa must be listed on the booking form , including small children ( this is florida state law ) .
The owners and management company of the property accept no liability or resposibility whatsoever for death , personal injury , loss or damage to perons or personal belongings however caused .
The use of all accommodations and amenities including the pool is entirely at the users own risk .
It is a condition of the booking that all members of the party are covered by travel insurance .
For the safety and comfort of all our guests smoking is not permitted within the propery . no pets are allowed .
The villa will be available for occcupancy from 4 pm on the date of arrival and must be vacated by 10 am ( prompt ) on the day of departure
